Inspections are Compulsory

As part of our ongoing responsibility to manage the property on behalf of the London Borough of Ealing, one of our officers needs to visit every property to conduct a general inspection from time to time.

Our inspections are to inspect both the property’s condition and the tenant’s residence and general use of the property.

This is a compulsory requirement of all tenant Tenancy Agreements, as seen in the following clause.

1.7 ALLOWING PEOPLE AUTHORISED BY THE COUNCIL TO COME IN TO YOUR HOME - You must allow access to the Property for the person/persons authorised by the Council or the Managing Agent, so long as the Council/Managing Agent tell you in advance of when those people are coming, and they are not coming at unreasonable times. In an emergency you must let those people even if the Council has not told you in advance. The Council/Managing Agent will allow people to enter your home to inspect your home and/or to check its condition and/or to inspect it for re letting and/or to carry out any works to it or to any property near or next to your home which the Council owns. You agree that in an emergency the Council/Managing Agent will obtain access, by a lock change if necessary, if the Council/Managing Agent has been unable to contact you to get your permission to allow access.

Failure to be at the property for inspection times or refusing entry to the property is in direct breach of the above clause and can be used as cause to have tenants evicted from the property. We have an obligation to report any and all instances of this breach to the London Borough of Ealing.
